Not Zillow’s Zestimate. Not the listing agent down the street’s gut feel. Actual pulled comps, adjusted for size, age, condition, lot, upgrades. If you’ve added solar, replaced HVAC, finished the garage, redone the kitchen — that gets reflected.

2. Honest pricing conversation

I tell you what your home will likely sell for, not what you want to hear. Sometimes that’s higher than you expected; sometimes lower. Either way, you get the truth.

3. Strategic positioning

Underpriced to generate multiple offers? At market for a steady sale? Slightly above to test? Each has tradeoffs. We pick based on your timeline and risk tolerance, not a one-size playbook.

4. Professional photography + Yost Realty Group’s in-house marketing

Most listings in Casa Grande use one of three free MLS photo packages. We don’t.

5. Listing description that actually converts

Most listing descriptions are filler. Mine highlight what matters and address what an interested buyer is actually wondering.

6. Offer evaluation

Highest price isn’t always the best offer. Financing type, contingencies, close timeline, earnest money — all matter. I walk you through every offer’s risk and reward.

7. Inspection and appraisal negotiation

This is where deals fall apart. I push back on unreasonable repair requests and protect your bottom line.

The mistakes sellers make

  • Overpricing on day one because Zillow said it’s worth more. Stale listings sell for less.
  • Refusing to allow showings at inconvenient times. The market doesn’t care about your schedule.
  • Cosmetic decisions — bad paint colors, cluttered staging, weird photos — that cost real money.
  • Picking the agent who quoted the highest price. That’s not strategy. That’s a pitch.
  • Skipping pre-listing inspection. Knowing what’ll come up at buyer inspection lets you address it on your terms, not theirs.
