The actual process — what to expect

  1. Discovery call — 30 minutes, no commitment. We figure out your timeline, comfortable payment, what neighborhoods make sense.
  2. Pre-approval. I’ll refer you to lenders I’ve seen do good work. They review your credit, income, and assets and issue a pre-approval showing what you may qualify to borrow. You are free to use any lender you choose, and I receive no compensation for the referral.
  3. Search strategy. We set up MLS alerts around the criteria you actually care about.
  4. Showings — we tour homes. I tell you what I see — good, bad, expensive-to-fix.
  5. Offer — we strategize the price, financing, and contingencies. First offers shouldn’t be lowballs in this market; they shouldn’t be top-of-budget either.
  6. Contract to close — inspection, appraisal, repair negotiations, title work, lender requirements. I handle it; you make the decisions.

The mistakes I see first-time buyers make

  • Shopping before pre-approval. You fall in love with a home you can’t afford. Don’t do this.
  • Maxing out the budget. Lender approval is what you CAN borrow. It’s not what you SHOULD spend. Leave room for furniture, repairs, and life.
  • Skipping inspection to win the bid. Almost never worth it.
  • Trusting an automated online estimate. Automated valuation tools can miss by a wide margin on Casa Grande homes because they do not account for condition, lot, or recent local sales. A comparative market analysis is the reliable number.
  • Not budgeting for closing costs. Closing costs vary by loan program, lender, and purchase price, and they are a meaningful amount on top of your down payment. Your lender’s Loan Estimate gives you the real figure early in the process.
  • Forgetting taxes, insurance, HOA, utilities. PITI is the real monthly number — not just principal and interest.

Specific programs first-time buyers in Pinal County should know about

  • USDA Rural Development (Section 502). No down payment required for income-eligible buyers on properties in USDA-designated rural areas — generally outside the Casa Grande city limits (Arizona City, Coolidge, Eloy, Florence, and rural Pinal County typically qualify).
  • FHA Loans. Low down payment, more flexible credit requirements.
  • VA Loans. No down payment required for eligible veterans and service members, and no monthly mortgage insurance.
  • HOME Plus, administered by the Arizona Industrial Development Authority. Down payment assistance for qualifying buyers, usually structured as a second lien. Assistance amounts, whether assistance is forgivable or repayable, income limits, and funding availability are set by the Arizona IDA, change periodically, and are subject to availability. Confirm current terms with a participating lender.

How much do I need for a down payment in Arizona?

Often less than first-time buyers expect. USDA financing requires no down payment on eligible rural properties outside the city limits, VA requires none for eligible veterans and service members, and FHA has a low down payment requirement. Arizona programs like HOME Plus and Arizona Is Home can help with down payment and closing costs for qualifying buyers. I am not a lender. Do I qualify for USDA financing in Pinal County?

Homes in USDA-designated rural areas do; homes inside the Casa Grande city limits generally don't, since USDA is a rural program. Areas like Arizona City, Coolidge, Eloy, and Florence typically qualify. There's also an income cap, around $90,300 for a household of up to four in Pinal County.
