Fair Housing notice. The communities described here are age-qualified and operate under the Housing for Older Persons Act exemption to the familial status provisions of the Fair Housing Act (42 U.S.C. § 3607(b)(2)(C)). Age and occupancy requirements are set and verified by each community’s association, not by Josh Bernal or Yost Realty Group at RE/MAX Casa Grande, and are subject to change. All other housing services described on this site are offered without regard to race, color, religion, sex, disability, familial status, or national origin.

Casa Grande has become one of Arizona’s more affordable markets for age-qualified housing, with golf, pickleball, and resort amenities. Pricing varies by community and changes with the market; ask me for current figures. Here’s an honest look at the two communities I focus on, both built around site-built single-family homes.

Single-story homes and landscaped walkways in a 55+ community near Casa Grande, Arizona

I’m Josh Bernal, REALTOR® with Yost Realty Group at RE/MAX Casa Grande. I help buyers tour, compare, and buy in both communities below, and help owners sell when it’s time for the next chapter. These are age-qualified communities under the federal Housing for Older Persons Act; each HOA sets its own occupancy rules, and I’ll pull the exact requirements for any community you’re considering.

Mission Royale — Casa Grande

Casa Grande’s largest age-qualified community by number of homes, on the city’s south side. Development began in 2003 with about 1,292 single-family homes planned, ranging from roughly 1,100 to over 2,400 square feet. Residents get a 15,000-square-foot clubhouse with a fitness center, two pools and a spa, pickleball, tennis, and bocce, plus an 18-hole golf course with flexible three-, six-, and twelve-month pass options instead of a mandatory golf membership. Recent resales have averaged around $349,000 (mid-2026), which is strong value for what the amenity package includes.

Robson Ranch Arizona — Eloy (about 15 minutes away)

A gated golf community planned for roughly 4,600 homes at full build-out, per the developer. Build-out plans are the developer’s and are subject to change. Amenities include an 18-hole golf course, a resort pool and an indoor lap pool, a large fitness center, 16 pickleball courts, and 4 tennis courts, with I-10 access under three miles away. Homes generally run from about $240,000 to $480,000 depending on size and location, so there’s a wide range of entry points.

Mission Royale or Robson Ranch?

  • In-town convenience: Mission Royale, minutes from Casa Grande shopping, restaurants, and Banner Casa Grande Medical Center.
  • Resort scale and the widest price range: Robson Ranch, from smaller resales around $240K to premium golf-course homes near $480K.
  • Golf: both are built around 18-hole courses; Mission Royale’s flexible pass options mean you’re not forced into a membership.
  • Either way: both communities are built around site-built single-family homes. I also work in manufactured-home and 55+ land-lease communities. Tell me what you’re considering and I’ll show you the trade-offs on resale, financing, and lot rent.

How I help

I set up tours as quickly as the seller allows, often the same day, walk you through resale versus new build in each community, review the HOA documents and age-qualification rules before you commit, and coordinate the sale of your current home so the timing actually works. Take the time you need. I’d rather you buy in the right community than the fast one.

Do both spouses have to be 55 to buy in an age-restricted community?

Usually no. I confirm the exact age and occupancy requirements for any community you're considering before you write an offer.

Is Casa Grande a good place to retire?

Casa Grande sits about halfway between Phoenix and Tucson, with abundant year-round sunshine, a hospital in town (Banner Casa Grande Medical Center), and age-qualified home prices that have generally run below comparable Phoenix-metro communities. You get golf, pickleball, and resort amenities at a lower buy-in, with big-city healthcare and airports about an hour away.
