What a USDA loan is

A mortgage guaranteed by the U.S. Department of Agriculture for homes in designated rural and suburban areas. The headline benefit: USDA does not require a down payment for eligible buyers buying eligible properties. You still need to qualify on credit and income, and closing costs still exist (though they can sometimes be negotiated into the deal), but you don’t need years of down-payment savings to become a homeowner here.

Where it works around Casa Grande (and where it doesn’t)

This is the part most people get wrong, so let me be direct: USDA eligibility is determined address by address on USDA’s official map, never by town name, and USDA redraws those maps periodically. As of August 2026, homes inside the Casa Grande city limits generally do not qualify, because USDA is a rural program and Casa Grande is too built-up. The same is generally true of the city of Maricopa. Check any specific address at eligibility.sc.egov.usda.gov. Where USDA does work is outside the city limits and in the county’s smaller communities — areas like Arizona City, Coolidge, Eloy, and Florence typically qualify, along with rural and unincorporated properties across the county. These are the current guarantee-program limits and they change periodically — your lender verifies the number that applies when you apply. Note the limit counts household income, not just the borrowers on the loan.
