But VA loans also come with property requirements that surprise a lot of buyers and agents who haven’t worked with them before.

Why the VA loan is underused (but shouldn’t be)
- No down payment. VA does not require one on most purchase loans for eligible buyers.
- No monthly mortgage insurance. That can meaningfully lower the monthly payment compared to loans that require it. Your actual difference depends on loan amount, credit, and program.
- Competitive rates. Often lower than conventional.
- Reusable. You can use VA financing on multiple homes over your lifetime (with some entitlement limits).
- Refinance flexibility. IRRRL streamline refinance is straightforward.
The catch: a lot of sellers and listing agents will see “VA financing” on an offer and worry. That’s a holdover from a different era. Modern VA loans close as fast as conventional when handled right. Part of my job is positioning a VA offer so it doesn’t get rejected on financing type alone.
VA loan property requirements (the MPRs)
The VA has Minimum Property Requirements. Common items I watch for in Casa Grande:
- Roof condition. Roof must have 3+ years of remaining life. Older shingle roofs in Casa Grande often fail this.
- HVAC must be operational. Both heating and cooling.
- Termite inspection required in Arizona (Section 1 termite report).
- No exposed wiring, broken windows, structural issues.
